1. Company Information

Eterna Collection (“we,” “our,” or “us”) operates as a boutique property management, villa rental, and real estate marketing agency based in Kassiopi, Corfu, Greece.

Our services include:

  • Villa and short-term rental management
  • Property marketing and promotion
  • Sales facilitation and brokerage assistance
  • Consultancy for property owners

By using our services or accessing our website, you agree to these Terms and Conditions. If you do not agree, please do not use our services or website.

2. Services Provided

Eterna Collection acts as an intermediary between property owners and guests or buyers. We do not own the listed properties unless otherwise stated.

All rental or sale agreements are subject to the terms of the individual property owner and governed by Greek law. We reserve the right to modify, suspend, or discontinue any service or listing at any time without prior notice.

Nothing on our website constitutes a guaranteed offer of a property, price, or availability until confirmed in writing by us or the relevant owner.

3. Booking & Rental Terms

  • All bookings are made in accordance with the property owner’s policies, including cancellation and refund terms, which will be communicated at the time of booking.
  • Prices, availability, and conditions may change without notice until a booking is confirmed in writing.
  • Eterna Collection is not responsible for errors, omissions, or changes in third-party booking platforms (Airbnb, Booking.com, etc.).
  • Guests must comply with each property’s house rules, and owners must ensure their properties meet safety, licensing, and legal requirements (A.M.A., AADE, insurance, etc.).
  • Where a property applies an Environmental Resilience Fee or similar additional charge, this will be disclosed to guests in writing prior to arrival. Guests are responsible for reviewing all communicated fees before check-in.
  • Payment terms, deposit requirements, and accepted payment methods will be set out at the time of booking and may vary by property.

4. Owner Collaborations

Owners who collaborate with Eterna Collection agree to:

  • Provide accurate property details, photos, and permits, and to notify us promptly of any change affecting the property’s legal status, licensing, or condition.
  • Maintain their property in a safe, habitable, and legally compliant condition throughout any listing or management period.
  • Authorize Eterna Collection to market and manage the property according to a written or email-based agreement.
  • Hold appropriate property insurance covering guest use of the property.

Eterna Collection charges a management commission (typically 15%) on net rental income unless otherwise agreed in writing. We do not guarantee any specific level of rental income, occupancy, or booking volume; performance depends on market conditions outside our control.

Eterna Collection is not liable for any failure by the owner to obtain or maintain required licences, permits, or registrations (including A.M.A. numbers), and reserves the right to suspend marketing of any property found to be non-compliant.

5. Liability Disclaimer

Eterna Collection acts solely as an intermediary and management provider. We are not liable for:

  • Accidents, injuries, or damages occurring at any property.
  • Loss, theft, or damage to personal belongings.
  • Delays, cancellations, or disruption caused by external factors (weather, transport, strikes, power or utility failures, government action, or other events beyond our reasonable control).
  • Any dispute between a guest and an owner, or between a buyer and a seller, arising from a transaction we facilitated but did not directly control.

All liability for the condition, safety, and legal compliance of a property remains with the property owner. All liability for guest conduct remains with the guest.

To the fullest extent permitted by Greek law, Eterna Collection’s total liability arising from any booking, transaction, or use of our services is limited to the value of the commission or fee we received in connection with that specific booking or transaction.

6. Force Majeure

Eterna Collection is not liable for any failure or delay in performing our services caused by circumstances beyond our reasonable control, including natural disasters, extreme weather, pandemics, strikes, government restrictions, or infrastructure failures.

7. Website Content & Intellectual Property

All content on this website (text, images, logo, graphics) is the property of Eterna Collection and may not be copied, distributed, or reproduced without written permission.

Images of villas or land properties are used with authorization from their respective owners or photographers. Property descriptions and photos are provided for general guidance; we do not warrant that every detail, feature, or image reflects the property’s exact current condition, and encourage buyers and guests to confirm material details directly with us before relying on them.

8. Website Use

You agree to use our website only for lawful purposes. You must not attempt to copy, scrape, or reproduce our listings or content for commercial use, misrepresent your identity when submitting an enquiry, or use our contact channels for unsolicited commercial communications.

9. Communications

By submitting an enquiry or booking through our website, email, or WhatsApp, you consent to being contacted by us through the same channel for purposes related to your enquiry or booking, in line with our Privacy Policy.

10. Privacy

We value your privacy. Any personal information submitted (via contact forms, bookings, or email) is handled in accordance with our Privacy Policy, available at [link to Privacy Policy], which forms part of these Terms.

11. Indemnity

Property owners agree to indemnify Eterna Collection against any claim, loss, or liability arising from the owner’s failure to maintain required licences, insurance, or a safe and legally compliant property. Guests agree to indemnify Eterna Collection against any claim arising from their own breach of a property’s house rules or applicable law.

12. Severability

If any provision of these Terms is found to be invalid or unenforceable under Greek law, the remaining provisions will continue in full force and effect.

13. Entire Agreement

These Terms, together with our Privacy Policy and any written or email-based agreement with a specific owner or guest, constitute the entire agreement between the parties regarding the use of our services, and supersede any prior understanding.

14. Changes to These Terms

We may update these Terms from time to time to reflect changes in our services or legal requirements. Continued use of our website or services after an update constitutes acceptance of the revised Terms.

15. Governing Law & Jurisdiction

These Terms & Conditions are governed by Greek law. Any disputes arising from or related to Eterna Collection’s services shall be subject to the exclusive jurisdiction of the courts of Corfu, Greece.
